Finding a Tenant

Complete marketing to include advertising, staging, pre-qualifying prospects, showing and follow-up.

Limited interruption of daily routine for showings. Showings are always scheduled in advance.

Full checks of applicants’ credit and rental history.

Complete digital photos and pre-move in inspection report.

Total management during property transitions to include utility transfers, “pre-move out“ inspections, securing estimates and scheduling maintenance, check out/check in inspections, tenant welcome baskets, etc.

Money Matters

Collection of rent, payment of association fees and dues and annual maintenance contracts. We do not make insurance, tax or mortgage payments.

Payment of net income to Owner within two (2) business days from receipt of rent.

Direct deposit to Owners bank or credit union account.

Mail or E-mail of deposit information and itemized statements to Owner.

Year end financial statement and 1099 provided.

No hidden charges or fees and no fees for renewing or extending existing lease.

No “up front” money. If Owner is not making money we don’t make money.

Management and Maintenance

Periodic on-site inspections (at least once per 12 months) of interior and exterior property condition.

Complete repair and maintenance program at the best value with no markup. Home warranty programs honored. We will use any and all contractors designated by the owner.

Invoices/records from vendors retained for all repairs, services and parts.

Preventive maintenance programs including smoke detector testing/replacement (required), periodic dryer vent cleaning (required), wood-burning fireplace/chimney inspections & cleaning (required if applicable), annual HVAC maintenance (optional), irrigation maintenance (required if applicable), termite & pest control (optional), lawn & landscape maintenance (optional).
