All applicants are thoroughly screened for credit, income stability, and rental history, with clear standards including no indoor smoking and customized pet policies.

Property Transitions

A property transition is one of the most important phases in protecting your investment. We manage every transition with a detail-driven approach, from pre-move-out inspections and strategic rental marketing to vendor coordination, utility setup, and tenant onboarding. We minimize vacancy time while preserving the condition, presentation, and long-term value of your property.

Each home is assigned a dedicated Transition Manager who oversees the entire process, coordinates with trusted vendors, and keeps you informed from start to finish. We proactively manage maintenance, lawn care, and landscaping during vacancy to maintain curb appeal and protect rental value, along with security measures such as rekeying when appropriate. The result is a smooth, well-managed turnover, strong tenant placement, and consistent long-term performance.

Accounting FAQ's
When do owners get paid?
Owners should expect to receive a deposit to their bank account for rental proceeds on the second business day after we receive a rent payment from the tenant. Rent is due on the 1st of every month and is considered late on the 5th day of every month. Owners will receive an email notifying them that a deposit was made and the amount of that deposit. Payments are also tracked on your Owner Portal.

Maintenance FAQ's
Can I choose my own contractors?
You are free to list on the “Owner Information Sheet” any vendors you would like us to use. As long as those vendors are properly insured and provide responsive, quality service, we are happy to use them. If you do not specify particular contractors, we will assign repair and maintenance items to our standard list of Preferred Vendors because we trust these vendors to do good work promptly and at reasonable prices.

Preventative Maintenance Programs

Preventive maintenance is essential to reducing emergency repairs, safety risks, and unexpected costs in rental properties. Lee Property Management partners with trusted vendors to provide cost-effective maintenance programs, with some services required and others optional, all designed to protect your investment, support tenant safety, and control long-term maintenance expenses.


Fireplace and Chimney Inspections and Cleaning

Properties with wood-burning fireplaces are required to have the fireplace and chimney professionally inspected every three (3) years and cleaned as needed. Dryer Vent Inspection and Cleaning

Properties with longer or non-direct dryer vent systems (including ducts with bends or extended runs) are required to have dryer vents inspected and cleaned every three (3) years. Regular maintenance significantly reduces the risk of dryer-related fires, improves system efficiency, and helps protect both residents and property from preventable damage.

Irrigation Systems

Properties with irrigation or sprinkler systems are required to maintain an annual opening and winterization service contract to ensure proper seasonal operation. Proper maintenance reduces system malfunctions, prevents damage, and is especially important for protecting irrigation lines from freezing during colder months.

If your system is already under contract with a qualified irrigation vendor, we will continue that service. If not, we will coordinate with you to select an appropriate maintenance plan through one of our trusted irrigation partners.

Termite and Moisture Protection

In the Virginia Peninsula, protecting against wood-destroying organisms is essential for maintaining rental properties due to high humidity, crawl space construction, and increased risk of termite and moisture-related damage. We recommend all owners maintain a termite warranty, which typically includes annual inspections for subterranean termites and other wood-destroying insects.

During inspections, providers often also identify moisture-related issues such as crawl space dampness, plumbing leaks, wood rot, insulation concerns, and early structural weakening--all closely linked to termite activity and long-term property preservation.

We are happy to maintain any existing termite or pest control contracts, or coordinate a no-cost inspection and estimate through one of our trusted local providers to keep your property protected and properly maintained.

HVAC

Heating and air conditioning systems are typically the most expensive components in a rental property to repair or replace. Regular HVAC maintenance and annual servicing significantly extend system life, improve energy efficiency, and reduce the risk of costly emergency breakdowns. As with the other preventive maintenance programs, we can continue working with your existing HVAC provider, or help you select an annual maintenance plan that fits your property’s system and budget while supporting long-term performance.

Lawn and Landscape Maintenance

For owners focused on maintaining curb appeal and property value, or who want to ensure their lawn stays lush and healthy while their property is being rented, an annual lawn and landscape maintenance program is recommended.

Services may include fertilization, weed control, aeration, seeding, and disease treatment to keep landscaping healthy throughout the lease term. Periodic aeration and seeding are also available as standalone maintenance options to support seasonal lawn health and presentation. 

Periodic Home Inspections for Property Maintenance

For properties ten (10) years or older, a professional home inspection every five years is strongly recommended to support long-term property preservation and risk management. These inspections evaluate the entire home, including roofing, crawl spaces, plumbing, electrical systems, HVAC, and major appliances. Comprehensive inspections can uncover hidden issues such as leaks, structural concerns, or pest activity, helping owners prevent costly damage and plan for future system replacements.

Smoke Detectors

All properties undergo annual smoke detector inspections to ensure compliance with safety regulations and local requirements. Devices are tested for proper function, batteries are replaced as needed, and units over ten years old are replaced immediately. A compliance certification is maintained for each property, supporting tenant safety and regulatory adherence.
